RESTRICTIONS <br /> I. WHEREAS, is/are <br /> the owner/s of the following described land in the Town of <br /> Dane County, Wisconsin, to-wit: <br /> Part of the SE 1/4 NW 1/4 Section 16, Town of Verona described as follows: <br /> Commencing at the South quarter corner; thence N 02° 31 ' 16" West 3037.70 feet <br /> to the centerline of North Nine Mound Road; thence along said centerline of <br /> a curve to the right-of-way radius 600 feet and long chord N 35° 37 ' 47" West <br /> 123 . 51 feet; thence N 29° 43 ' 20" West along said centerline, 662. 94 feet; <br /> thence N 60° 16 ' 40" east 88. 34 feet to the point of beginning; thence N 64° <br /> 00 ' East 78.40 feet; thence N 00° 36 ' East 105. 60 feet; thence N 89° 24 ' West <br /> 78. 30 feet; thence S 00° 36 ' West 63 .70 feet; thence S 89° 24 ' East 8. 20 feet; <br /> thence S 00° 36 ' West 77 . 00 feet to the point of beginning. <br /> II. WHEREAS said owner desires to place certain restrictions thereon, to bind <br /> the owner and those who may acquire title hereafter. <br /> III. NOW, THEREFORE, in consideration of the mutual benefits passing to and <br /> from the owner and those who may hereafter purchase said land and the <br /> parties named as beneficiaries of these restrictions, the following <br /> restrictions are hereby imposed: <br /> (A) Use of the property shall be limited to woodworking shops, machine <br /> shops, manufacturing and assembly plants. <br /> (B) Outside storage of vehicles or equipment is not permitted. <br /> These restrictions shall constitute covenants running with the land and <br /> shall be binding upon all parties now owning any part of said land, their <br /> successors, heirs and assigns, and all parties holding under them unless, <br /> pursuant to paragraphs 5 or 6 of this instrument, said restrictions are <br /> amended or terminated. <br /> IV. The restrictions provided for herein shall be enforceable at law or <br /> equity against any party who has or acquires an interest in the land <br /> subject to the restriction by the following parties who are named as <br /> grantees, promisees and beneficiaries with enforcement rights: <br /> (a) The County Government of Dane County, Wisconsin provided that the <br /> lands are under the jurisdiction of zoning ordinance of said County <br /> at the time the enforcement action is commenced; and <br />
