MINUTES OF TOWN OF VERONA PLAN COMMISSION <br /> Thursday, March 31 , 1994 <br /> The meeting was called to order at 7:35 p.m. Commission members present: <br /> Bitzer, Dahik, Williamson, Erbach, and Ziegler. <br /> 1 . Dane County Certified Survey Map //5556. Submitted by David Cheney, for Joseph <br /> Maly, etc. [Agnes Hoffman Estate]. Location: Sec. 13, S of Tonto Tr. & W of <br /> Fitchrona Rd. Purpose: to create a two-lot land division to permit sale of one 8- <br /> acre lot for non-farm residential use. Remaining 40.5 acre parcel (Lot 2 ) will <br /> continue to be farmed on lease. There was discussion of possible drainageway <br /> problem due to driveway through existing ravine. Final plat will need to address <br /> this. problem. Motion (Dahik ), second (Williamson ) to recommend approval of <br /> preliminary CSM //5556 subject to submittal and approval of a satisfactory final <br /> plat. Motion carried. <br /> 2. DANE COUNTY ZONING PETITION //5871 and CSM //5566. Submitted by T.R.Grenlie for <br /> John Hodgson. Location: 8300 Raymond Rd. , Sec.3. Purpose: to create two lots and <br /> rezone proposed Lot 2 (existing residence on 3.8 acres ) from RH-3 to RH-1 . Motion <br /> (Williamson ), second (Dahik ) to recommend approval of Z.P.//5871 and CSM //5566 for <br /> the following reasons: ( 1 ) The existing single family home, on a 12-acre parcel <br /> directly opposite the UW golf course, is already in a Rural Homes zoning district; <br /> (2 ) The proposed two-lot division allows each lot to remain large enough to maintain <br /> Rural Homes zoning, a town priority for unsewered lots; (3 ) The proposed use is <br /> compatible with the predominantly non-farm rural-home character of the neighborhood; , <br /> and the use will not impact adversely on the UW golf course; (4 ) Privately owned <br /> open space on large-parcel unsewered residential lots in this particular area of the <br /> town will complement the open space and municipal separation goals of the county and <br /> the cities of Madison and Verona. Motion carried. <br /> 3. Informal Inquiry. By the Rev. F.A.Marks, church planning consultant for <br /> the Episcopal Diocese of Milwaukee. Regarding possible conditional use petition for <br /> religious use of property owned by Joseph Krantz on Jeffy Trail , Town of Verona. <br /> Nellie Haessler property--Z.P.//5874 and CSM 1/5527. These petitions were <br /> approved earlier by the Town of Verona, but have been tabled by county zoning <br /> committee. The committee requests that Town of Verona submit written reasons for <br /> its support of the petitions. Plan commission reviewed and recommended that the <br /> town submit the following statement to Dane County: <br /> "The Town of Verona recommends approval of Zoning Petition #5874 and CSM //5527 <br /> for the following reasons: ( 1 ) This 32-acre parcel in the Ag-Excl . district has <br /> been a non-conforming use for many years; no agricultural use has occurred since <br /> 1963 and the land has never been suitable for productive farming; (2) There are <br /> several non-farm residences on similar parcels in the vicinity of this property and <br /> percolation tests indicate that mound systems can serve these lots; (3 ) The town <br /> does not anticipate any problems or conflicts between this proposed non-farm use and <br /> town lands that are in productive agricultural use; (4 ) It is also unlikely that <br /> any unusual service problems (fire, EMS, traffic, etc. ) will be created by this land <br /> division.
