The <br /> purpose of this letter is to explain why the property's highest and best use would <br /> be better served by exclusively R-4 zoning. <br /> As can be seen from the plot plan; the property, which is approximately <br /> 49,000 sq. ft. and is currently provided with sewer, water and a fire hydrant <br /> served by an 8 in. main; does not front Fordem Ave. and would not provide <br /> adequate visibility for commercial use. Also, the compatibility of commercial use <br /> with the existing neighborhood is questionable as three sides of the property are <br /> strictly residential. <br /> The highest and best use of the land is to fill the very real need for quality, <br /> affordable housing that has enclosed and adequate parking on Madison's near <br /> east side. The Proximity of this parcel to downtown Madison, U.W., M.A.T.C., <br /> public transportation, parks, restaurants, lake Mendota, and many other <br /> amenities has made this a very desirable and sought after location. By allowing <br /> for the zoning change from R-4/C-1 to strictly R-4, you will allow us to meet this <br /> need.
