PROPOSED NEW Proposed to be constructed is a steel/precast <br /> STRUCTURE: concrete structure to be used as a vehicle wash <br /> building on an adjacent parcel of land recently <br /> purchased and now owned by the same person. In <br /> fact, this action, the purchase of the adjacent <br /> property, was first suggested by at least one member <br /> of the Board of Zoning Adjustment when a zoning <br /> variance was sought for constructing the vehicle <br /> wash. <br /> The property is located on Culmen Street which is <br /> a dead-end street. All of the properties facing <br /> Culmen street are zoned C-2, while the applicant's <br /> property is anomolous, being zoned C-2 in front and <br /> C-1 in back. <br /> A rezoning will make the applicant' s property not <br /> only consistent with the front of the same property <br /> but also conform to the use to which the property <br /> has been used in the recent past before the zoning <br /> irregularity was discovered. <br /> IMPACT ON A rezoning will have a positive effect on the <br /> ENVIRONMENT environment because applicant will have use and <br /> enjoyment over the full area of the property. <br /> The new structure for commercial vehicle washing to <br /> be built on the adjacent parcel owned by the <br /> applicant' s owner would be in conformity with the <br /> uses of property on Culmen street.
