I have also enclosed a surveyor's sketch of the problem, <br /> which amplifies more than the plat book overview of the affected <br /> parcel. <br /> Basically, the one parcel at 1309 Culmen Street is zoned both ways: <br /> C-1 and C-2. The front part of the property faces Culmen Street <br /> and is zoned C-2, while the back portion of the property is zoned <br /> C-1. Curiously, the line between these two zoning classifications <br /> runs straight through the rear part of our garage, an existing <br /> metal structure, and follows the northernmost property line. This <br /> would indicate that zoning came after the property and structure <br /> were already in place. Please refer to the plat survey (identified <br /> as Parcel A) . The purpose of the rezoning application is to make <br /> the two classifications consistent with each other and with the use <br /> of not only our property, but also a second parcel of land recently <br /> acquired at 1217 Culmen Street and zoned C-2 . <br /> No other changes are contemplated except bringing the zoned <br /> classifications into consistency with each other, the use of the <br /> parcel and the adjacent parcels. <br /> This zoning problem was not even known until the Dane County Zoning <br /> Department caught the inconsistency. <br /> If you have any questions on this, please give me a call. <br /> Sincerely, <br /> James A.
