Residential development of the property is prohibited. <br /> 2. Land uses on the property shall be limited to the following: <br /> a. pick your own wholesale fruit/vegetable operation. Ancillary sales of jams, jellies, juices, and pies from <br /> products grown on the property would be allowed. <br /> 3. Hours of operation: <br /> a. The hours for sales of product shall be limited to 8am to 8pm seasonally, May through November. <br /> 4. The number of employees shall be limited to no more than 4 full-time equivalent employees, in addition to the <br /> owner/operator. <br /> 5. On-site parking: <br /> a. Prior to the operation, site plan approval shall be obtained from the Montrose Town Board which will <br /> address adequate on-site parking. The site plan shall also include the proposed building size for the <br /> operation. <br /> b. Parking along Butts Road is prohibited. The landowner shall be responsible for posting "No parking" <br /> signs along Butts Road. <br /> 6. Condition of Butts Road: <br /> a. The Public Works Director shall evaluate the condition of Butts Road and determine if the roadway will <br /> support two-way traffic for the business activity.
