COMPOSIT REPORT <br /> APPLICATION # 3SO 4 <br /> TOWN BOARD COMMENT: <br /> STAFF COMMENTS <br /> REGIONAL PLANNING COMMISSION (RPC) -- <br /> Petition 5506. This partially developed area Is within the Central Urban Service <br /> Area, and public sewer service Is available In the development. <br /> The site itself has several single family homes on the eastern edge, with the <br /> balance a vacant wooded area. To the north and east there are single family homes <br /> on virtually all of the lots. To the west Is farmland. To the south across the <br /> highway are several commercial uses, Including printing and recreation vehicle <br /> sales. <br /> The proposed change from C-1 to R-4 is positive, since this is a small single family <br /> development area. However , the R-4 Residential zoning district allows fairly high <br /> density multi-family development, which may not be compatible at this location. If <br /> the rezoning Is granted, it ,should be conditionally rezoned based upon a specific <br /> site plan with a specified density. This would ensure compatibility with the <br /> surrounding residential and commercial uses and allow assessment of the Impacts to <br /> existing roadways and other services to the area. <br /> • <br /> ENVIRONMENTAL HEALTH DEPT.
