• <br /> DANE COUNTY <br /> Zoning and Natural Resources Committee <br /> REVISED RPC STAFF COMMENTS 11/24/92 <br /> Petition 5466. <br /> 1 . Location: Along Enchanted Valley Road in Section 31 of the Town of <br /> Springfield. <br /> 2. Requested Action: Rezoning from A-1 Exclusive Agriculture District to <br /> RH-2 Rural Homes District to allow creation of a 7-lot residential <br /> subdivision. <br /> 3. Parcel Size: 70 acres. <br /> 4. Existing Zoning: A-1 Exclusive Agriculture District since December 1979 <br /> when this zoning district became effective in the Town of Springfield. <br /> 5. Existing Land Use: The 70-acre site Is primarily productive cropland <br /> with some wooded hillside on the east and north portion of the parcel . <br /> As can be seen on the attached aerial photo, the farm buildings are on <br /> the far west end of the parcel . <br /> To the south and east , across the road, are large-lot rural subdivisions <br /> which were started prior to the preparation of the town land use plan. <br /> To the north is farmland and to the west is farmland. <br /> 6. Adopted Land Use Plan: This entire 70-acre area is designated as an <br /> Agricultural Preservation District on the adopted town/county plan, which <br /> has the following objectives and policies: <br /> TOWN LAND USE OBJECTIVES <br /> Preserve the productive farmlands In the township for <br /> continued agricultural use. <br /> Protect farm operations from conflict with Incompatible uses. <br /> Control sporadic development. <br /> Protect the natural environment. <br /> Comment : <br /> - This proposed rezoning does not preserve farmland, it simply rezones <br /> it to low-density residential use. <br /> - The proposed rezoning creates additional conflicting uses--non-farm <br /> residences which may conflict with farms to the north and west . <br /> 1 <br />
