COMPOSITE REPORT - Page 2 Dane County Application Nom .Z7 <br /> ANALYSIS: <br /> STAFF COMMENTS; <br /> Regional Planning Commission (R.P.C,) — <br /> Petition 5467. This proposed residential rezoning is in an agricultural <br /> preservation area of the Town of Roxbury. The R-1 parcel was created prior to plan <br /> adoption where it does not count in the one lot per 35 acres density policy. <br /> The soils are generally less productive and much of the site is wooded; however , <br /> granting the RH-4 rezoning would allow two lots since the parcel is 39 acres. The <br /> RH-4 minimum parcel size is 16 acres. <br /> Thus, a building site could be allowed on the parcel by policy, but not two. <br /> In addition, because there is already a house on the R-1 parcel , allowing a rezone <br /> for an additional house anywhere on the 39 acres could cause conflicts In some <br /> locations, particularly in terms of access. <br /> For these reasons there should be a specific site agreed upon prior to granting the <br /> rezoning. <br /> Environmental Health Dept. (E.H.D.) — <br /> W/S DOT <br /> The Department of Transportation is considering a major reconstruction of USH <br /> 12 in the vicinity of the request. At the current time we, together with our <br /> consultant, Ayres Associates, and public input, have not determined the <br /> precise alignment and therefore cannot say with certainty to what degree the <br /> subject parcel will be inpacted. It is, however, doubtful if any new access <br /> points will be allowed by our department. <br />
