The property is located in the town's Agricultural <br /> Preservation area, where the density of non-farm residential development is limited to 1 lot (a/k/a "split") <br /> per 35 acres of land owned as of May 3, 1979. As I'm sure you know, the original Lien farm totaled <br /> approximately 260 acres as of 5/3/79. Under the town's density policy, the original farm was eligible for a <br /> potential of 7 splits for non-farm development. <br /> As indicated on the density study, it appears the property remains eligible for 6 possible splits. Only 1 <br /> split has been taken, per CUP 2151 for the cell tower located at the corner of Koshkonong and Highland <br /> Roads. <br /> You mentioned an interest in separating the existing farm house located at 2466 Clearview Road. I <br /> believe that proposal would be consistent with town plan policies, and is a fairly common occurrence <br /> these days. The town does not count separation of homes existing as of May 3, 1979 as a split. If you file <br /> a rezoning application to parcel off the existing house within the next 6-9 months, please be sure to <br /> include a copy of the attached density study in order to save $100 off the cost of the county application <br /> fee. <br /> Please note that this density analysis does not guarantee or preclude town or county approval of a <br /> particular land division, rezone, or development proposal. The Town of Christiana reviews all applications <br /> to rezone property, and apply interpretations, standards and criteria as set forth in their respective <br /> comprehensive plans to guide their decisions. Such standards include considerations for soil type, <br /> environmental features, site characteristics, compatibility with neighboring uses, proposed location of <br /> driveways and utility extensions, and proposed lot size and location. In addition, all rezones are subject <br /> to county Zoning Committee, Board, and Executive approval.
