This proposed multi-family site Is within a residential area of the <br /> Windsor Urban Service Area. The site Is zoned for duplex use currently, but the <br /> applicant wishes to build a four-unit which requires R-4 zoning. <br /> The adopted plan for this area encourages innovative housing design. Due to the <br /> size of the lot , a four-unit could be accommodated with adequate site design to <br /> minimize Impacts. <br /> If the R-43 zoning is granted, it should be conditionally rezoned based on an <br /> approved site plan. <br /> ENVIRONMENTAL HEALTH DEPT.
