J - <br /> Z11/,Q._ 177 <br /> ., To: Members of the Town of Verona Planning Commission, the Verona Town Board <br /> and the Dane County Zoning and Natural Resources Committee <br /> We are opposed to Zoning Petition #5532 and Conditional Use Permit #1040 to <br /> expand the salvage yard and establish a recycle center based on the following: <br /> 1. Environmental Impact - Runoff water from this piece of property drains into <br /> the Flint Creek, the Mount Vernon Creek and the Sugar River. The effect on <br /> the current salvage yard is not known and should be determined before further <br /> expansion is considered. <br /> 2 . Incompatibility with Town's Land Use Plan - The plan states that <br /> "Industries that produce toxic or hazardous waste shall be prohibited" and <br /> that "Isolated industrial development in agricultural areas where it may <br /> result in environmental degradation or conflicts with farming operation shall <br /> be discouraged. " <br /> 3 . Decreases Property Values - The current salvage yard is visible from <br /> adjacent property. Further expansion would decrease surrounding property <br /> values. <br /> 4 . Non-compliance with current Conditional Use Permit #419 - These <br /> conditions, placed by the Dane County Board in 1984, have not been met: <br /> a. Site to be enclosed by a woven wire containment fence <br /> b. No stacking of vehicles and materials so as to be visible from <br /> surrounding properties or the road <br /> c. No storage of inoperative vehicles, junk or other materials beyond <br /> the boundaries of the salvage yard enclosure <br /> • d.
