COMPOSIT REPORT <br /> APPLICATION # V Q / <br /> TOWN BOARD COMMENT: <br /> STAFF COMMENTS <br /> REGIONAL PLANNING COMMISSION (RPC) <br /> Petition 5601. This petition, in an agricultural preservation area of the Town of Albion, proposes three <br /> additional residential lots from a larger parcel of 48 acres. The relevant policy is: <br /> Non farm residential development in Agricultural Preservation areas will be restricted to land <br /> with soils not classified as prime farmland or farmland of statewide importance (as shown on <br /> maps)providing the lot is one (1) acre or more at a density of one lot per 40 acres within a <br /> farm unit and is rezoned from agriculture. <br /> The soils on the site are mostly soils of Statewide Importance, according to the U.S. Department of <br /> Agriculture definitions. <br /> However, the main policy concern is density. This site has already been divided in conflict with the density <br /> policy of one lot per 40 acres within a farm unit; thus, creating additional parcels conflicts with adopted <br /> policy. <br /> Zoning History: The RH-2 parcel (5 acres) at the corner of I-90 and CTH A was created by Petition 3711, <br /> effective September 24, 1986. <br /> (Continued) <br /> ENVIRONMENTAL HEALTH DEPT.
