This property was formerly owned by <br /> Carmen Brandt, and totaled approximately 181 net acres, as of May 15, 1982. <br /> Your property is located in the "Commercial Development Area" of the town of Cottage <br /> Grove Comprehensive Plan, and as such, the density policy associated with agricultural <br /> preservation does not apply. As stated in the town plan, "non-residential development— <br /> and land divisions, rezonings, and conditional use permits for such development—may <br /> occur without having to meet the Town's RDU and TDR requirements". Please see <br /> pages 25 and 26 of the town's plan. <br /> http://www.tn.cottagegrove.wi.gov/docs by cat type.asp?doccatid=40&locid=143 <br /> Because the subject property is not in the Agricultural Preservation area, in which the <br /> density policy applies, I cannot provide you with a number of remaining RDUs. My <br /> recommendation is to discuss any proposed land use you may have with the town of <br /> Cottage Grove. <br /> Please note that this density analysis does not guarantee Town or County approval of a <br /> particular land division, rezone, or development proposal. The Town of Cottage Grove <br /> Plan Commission and Board of Supervisors review all applications to rezone, and apply <br /> standards and criteria as set forth in the Town comprehensive plan to guide their <br /> decisions. Also the Town of Cottage Grove has a Transfer of Development Rights <br /> (TDR) program. A copy of this density analysis is being forwarded to the Town Clerk, <br /> Kim Banigan. <br />
