1146 Nesheim Rd.
Deerfield, WI 53531
March 29, 1993
Dane County Land Regulation and Records
Room 116, City-County Building
Madison, WI 53709
To whom it may concern: S'wYt/
This is a letter of transmittal for an application for a co ditional use
permit for the property legally described as Section 21-9-1 SW1/4 SE1/4 in
the Town of York . The parcel number is : 35-0912-214-9000-1 .
The proposed uses of the property include : the residence of Michael John
Knipfer and family, the barn will be used to store feed and provide shelter
for horses and a pet steer, and after June of 1994 , Laura will be a large
animal veterinarian and may, on occasion, bring emergencies to the barn for
better access to equipment and supplies that would be difficult to transport
in a truck.
The time schedule for development of the property is as follows : the barn
will be built immediately following the closing on the property, which is
dependent on passage of the proper zoning. The construction of the house will
begin immediately upon the sale of the current residence of the Knipfer family
and is expected to be completed within six months .
This property is the ideal location to raise a family . The wide variety of
natural settings , which we do not intend to disturb, will provide a rich
learning environment for our children. Also, Marshall school district is
reported to be one of the finest in the state. The site for the barn for feed
storage and shelter for the animals does not encroach on farmland, nor does it
obstruct the neighbor's view of the countryside. And finally, Laura intends
to base her practice in this area . Farm animals are best treated in a rural ,
not a suburban area. Also, there are no animals , other than ours , that will
be at risk of infectious disease . Before we would use the barn in this
capacity, we will partition an area of complete isolation within the building
with solid walls and floor to facilitate complete disinfection.
Sincerely,
1Y144.4"L' 42Yvilifr•4
Michael John Knipfer
A44'16, O .Y kV
Laura Diane Knipfer
