children, he could have done so at that time without rezoning and with no <br /> threat to the property rights of his neighbors or to the ecology of the unique <br /> Pine Bluff landform. <br /> We understand that under prevailing land use law, all properties such as those <br /> exclusively zoned A-1 around Pine Bluff must, upon subdivision, be rezoned <br /> with a residential land use coding. While we do not automatically oppose <br /> action that would subdivide the property, we strongly oppose any such ac <br /> whose net effect would be the legal groundwork for additional construct onoon <br /> the proposed site. Zoning changes, once approved by a county board, are <br /> rarely revokable. Environmental, ecological and esthetic damages brought <br /> about by inadvisable construction are irreversible. <br /> We ask therefore, that the rezoning application be denied, or at least delayed <br /> so that further studies of potential effects of construction on the proposed <br /> site can be made by the appropriate county authorities. It was suggested at <br /> the May 11 hearing by the chairman of the Dane County Zoning Committee that <br /> individual members of the committee, or perhaps a group of them, should <br /> personally examine the site before approving any rezoning. As neighboring <br /> property owners, extend our invitation to any members of the zoning committee <br /> or other members of the Dane County Board who wish to visit Pine Bluff for <br /> this purpose.
