COMPOSIT REPORT <br /> APPLICATION # S' 8 <br /> TOWN BOARD COMMENT: <br /> STAFF COMMENTS <br /> REGIONAL PLANNING COMMISSION (RPC) <br /> Petition 5684. This proposed residential plat is in an agricultural preservation area of the Town of <br /> Pleasant Springs, adjacent to the Kegonsa Limited Service Area, where sewer service is available. <br /> While agricultural preservation policies do not allow for such residential development, this proposal is <br /> a compromise which involves down-zoning a significant area of existing R-3 residential zoning. Part <br /> of the down-zoning is to R-1 or a lower density, while a significant area of the R-3 is being changed <br /> to A-1 Exclusive Agriculture district for long-term agricultural use. <br /> The area proposed to be R-1 is also proposed to be included within the Kegonsa Limited Service Area <br /> and served by public sewer. This is being done in coordination with an amendment to the limited <br /> service area and amendment to the Town Land Use Plan. <br /> The area to be rezoned RE-1 is for expansion of the golf course (Petition 5668). <br /> ENVIRONMENTAL HEALTH DEPT.
