The area around the river is a flood hazard shown on <br /> the FEMA maps. In looking at the contours of the area, it appears that your property is at 903-904 feet. The <br /> flood hazard area is at 902 feet. Your property is outside the flood hazard area. You may be questioned on this <br /> when obtaining a zoning permit. Given that this is a garage addition with no basement, you are good to go. <br /> Your property is zoned R-3 Residence Zoning District. The addition will need to follow all the setback <br /> requirement for the district. You must stay a least 10 feet away from the side property line (walker) and 25 feet <br /> away from the rear property line.
