Location: Northeast quadrant of the Interstate 90 and USH 12/18 Interchange in <br /> the southeast portion of the central urban area in the Town of Blooming Grove. <br /> 2, Action Requested: Rezone out of the Shoreland-Wetland District to allow filling <br /> of the wetland and development for commercial purposes. <br /> 3. Parcel Size: 17.3 acres, more or less. <br /> 4. Existing Zoning: C-1 Commercial with overlay zone of Shoreland-Wetland <br /> District . <br /> 5. Existing Land Use: The site is a wetland area. To the Immediate southeast Is a <br /> motel . South, across the highway, Is a commercial plat with a mix of <br /> commercial , residential , transportation, and utility related uses. Recent <br /> analysis indicates that there are approximately 47 acres of vacant developable <br /> land within the plat, all zoned for commercial use. <br /> To the east of the commercial plat Is the city-owned Yahara Hills Golf Course. <br /> To the north Is undeveloped land, except for some businesses along Femrite Drive <br /> immediately east of the Interstate. To the east of the proposed rezone site Is <br /> vacant city-owned land, which Is also partially delineated and zoned as wetland. <br /> Further to the east are city scales and the Rodefeld landfill . <br /> (continued) <br /> Environmental Health Dept.
