WHEREAS, MAQJ A ST7 is/are <br /> the owner/s of the following described land in the Town of 1Zcfp,,a i , <br /> Dane County, Wisconsin, to-wit: <br /> Part of the SW 1/4 NW 1/4 and the SE. 1/4 NW 1/4 of Section 14, Town of Roxbury <br /> described as follows: Beginning at the West quarter corner of said Section <br /> 14; thence N 01° 19' 48" West along the West line of the NW 1/4 of said <br /> Section 14, 817.85 feet; thence S 87° 09' 08" East 2581.99 feet to the <br /> centerline of Loper Road an the point of curvature of a curve to the right <br /> having a central angle of 00° 59' 42" and a radius of 1158.00 feet; thence <br /> Southwesterly along the arc of said curve and said centerline, 20.11 feet to <br /> the point of tangency thereof, said arc having a long chord bearing S 39° 46' <br /> 37" West, 20.11 feet; thence S 39° 16' 46" West along said centerline, 443.33 <br /> feet to the point of curvature of a curve to the right having a central angle <br /> of 09° 08' 52" and a radius of 2468.00 feet; thence Southwesterly along the <br /> arc of said curve and said centerline, 394.04 feet to the point of tangency <br /> thereof, said arc having a long chord bearing S 43° 51' 12" West, 393.62 feet; <br /> thence S 48° 25' 38" West along said centerline, 82.48 feet to the South line <br /> of the NW 1/4 of said Section 14; thence N 89° 46' 02" West along said line, <br /> 1931.89 feet to the point of beginning. <br /> 2. WHEREAS, the said owner desires to place certain restrictions thereon, to <br /> bind the owner and those who may acquire title hereafter; <br /> 3. NOW, THEREFORE, in consideration of the mutual benefits passing to and <br /> from the owner and those who may hereafter purchase said land and the <br /> parties named as beneficiaries of these restrictions, the following <br /> restrictions are hereby imposed: <br /> A. Only one residence is permitted on the entire ownership parcel. <br /> These restrictions shall constitute covenants running with the land and <br /> shall be binding upon all parties now owning any part of said land, their <br /> successors, heirs and assigns, and all parties holding under them unless, <br /> pursuant to paragraphs 5 or 6-of this instrument, said restrictions are <br /> amended or terminated. <br /> 4. The restrictions provided for herein shall be enforceable at law or <br /> equity against any party who has or acquires an interest in the land <br /> subject to the restriction by the following parties who are named as <br /> grantees, promisees and beneficiaries with enforcement rights: <br /> (a) The County Government of Dane County, Wisconsin provided that the <br /> lands are under the jurisdiction of zoning ordinance of said County <br /> at the time the enforcement action is commenced; and <br />
