Petition 5209. This proposed commercial plat Is in the commercial urban <br /> service area of the Town of Vienna. Adopted town/county policies <br /> provide for planned sewered commercial development of this area, with <br /> emphasis on highway-oriented uses. The policies also Include the <br /> following rules to be applied to new commercial development in the area: <br /> 1 . All new commercial zoning shall be contiguous to existing <br /> commercial development within the District . <br /> 2. New commercial zoning shall not be granted if suitable <br /> commercially zoned land is available within the Commercial <br /> Urban Service Area for the proposed land use. <br /> 3. Commercial zoning shall only be granted for specific <br /> development proposals. No rezoning shall be granted for <br /> speculative purposes. <br /> Comments: <br /> 1 . Lands to the east (Petition 5210) have been zoned commercial <br /> for some time and were partially developed. Within recent <br /> years the buildings have been removed. <br /> 2. As noted above, the area to the east is currently <br /> undeveloped, with 22.9 acres zoned C-1 . <br /> 3. There is a proposed preliminary plat for this area. <br /> 4. In addition, the C-1 District allows many uses which would <br /> be incompatible with policies for this area. If the <br /> rezoning is granted, it should be conditionally rezoned to <br /> allow: <br /> Highway-oriented uses <br /> Light industry <br /> Warehousing and storage facilities <br /> Vehicle and equipment sales and service <br /> 3 <br />
