D.E.D. No. <br /> ANALYSIS: <br /> STAFF COMMENTS: <br /> R.P.C. - Petition 5240. This proposed 13- to 15-lot plat Is In an agricultural <br /> preservation area of the Town of Verona. The adopted town/county policy <br /> for this area is: <br /> "Non-farm residential development by certified survey <br /> in those areas with soils not classified as prime <br /> farmland at a density of one lot per 35 contiguous <br /> acres owned, with a minimum lot size of two acres will <br /> be considered for rezoning." <br /> Comments: <br /> - A plat is proposed, not aCSM. This clearly conflicts with the <br /> policy. <br /> - The soils on the site are mixed with some "prime," some of <br /> "statewide importance," and some less productive. <br /> - The density of one lot per 35 acres has already been exceeded with <br /> five homes on the small parcels on Country View Road. This policy <br /> Is for a limited rural density, not a plat . <br /> - The parcel sizes proposed are adequate. <br /> There are significant policy conflicts with this petition. <br /> E.H.D. <br /> Co.
