Welch and <br /> Dennis Rasmussen to change the zoning from the C-1 Commercial district to the <br /> C-2 Commercial district. <br /> Location: West of 6900 Seybold Road Section 25, NW SW Town Middleton <br /> Area: 0.62 more or less Acre <br /> Proposed use: Rezone to allow muffler shop and vehicle repair D.E.D. No. <br /> ANALYSIS: <br /> STAFF COMMENTS: <br /> RAC -- Petition 5242. This proposed muffler shop location Is within the <br /> central urban service area, with sewer service available. This Is a <br /> small commercial island of the Town of Middleton, surrounded by the City <br /> of Madison. <br /> The site has a fast food restaurant to the west ; South Beltllne to the <br /> north; a motel and office buildings to the east ; and an electronics <br /> store, gas station, vacant lot and paint store to the south. <br /> While this is a commercial area, there Is a concern with traffic <br /> congestion at this busy Interchange area. The muffler shop use may be <br /> compatible In not generating excessive traffic; however , many other uses <br /> allowed In the C-2 district would be Incompatible from a use and traffic <br /> generation standpoint . <br /> Therefore, if this site is rezoned, It should be conditionally zoned to <br /> the muffler shop use to preclude other uses and allow public review of <br /> any subsequent use change. <br /> E.H.D. - <br /> Co.
