Six Standards of a Conditional Use Permit <br /> Provide an explanation on how the proposed land use will meet all six standards. <br /> 1. The establishment, maintenance or operation of the conditional use will not be detrimental to or endanger the <br /> public health,safety, comfort or general welfare. <br /> The site already has the basic requirements established under the current Mineral Extraction CUP that <br /> are needed for also composting at this site. This addition of this new CUP to this site should not be <br /> detrimental to or endanger the public health, safety, comfort or general welfare. <br /> 2. The uses, values and enjoyment of other property in the neighborhood for purposes already permitted shall be in <br /> no foreseeable manner substantially impaired or diminished by establishment, maintenance or operation of the <br /> conditional use. <br /> In essence, the addition of this CUP to this site should not change any of the existing operations/ <br /> conditions that already exists at this site in harmony with the existing surrounding properties. Therefore, <br /> we do not foresee the new CUP substantially impairing or diminishing the uses, values and enjoyment of <br /> the already permitted neighboring properties. <br /> 3. That the establishment of the conditional use will not impede the normal and orderly development and <br /> improvement of the surrounding property for uses permitted in the district. <br /> The existing site is already a mineral extraction site, therefore the addition of the highly complementary <br /> composting operation would not impede the normal and orderly development and improvement of the <br /> surrounding property for uses permitted in the district. <br /> 4. That adequate utilities, access roads, drainage and other necessary site improvements have been or are being <br /> made. <br /> The site is an existing permitted mineral extraction site with all of the necessary amenities already in <br /> place and functioning properly for numerous years. The addition of an additional detention area in the <br /> north west corner of the proposed composting area with meet the only additional erosion/stormwater <br /> requirements needed for this operation. <br /> 5. Adequate measures have been or will be taken to provide ingress and egress so designed as to minimize traffic <br /> congestion in the public streets. <br /> The site is an existing permitted mineral extraction site that has an established, long paved entrance off <br /> of Natvig Road directly to CTH 'N'. Natvig and CTH`N'had improvements done several years ago to <br /> accommodate the truck traffic into and out of our site- i.e. intersection widened,by-pass lane added on <br /> CTH 'N', turning radiis increased at intersection and Natvig Road pavement thickness increased. <br /> 6. That the conditional use shall conform to all applicable regulations of the district in which it is located. <br /> This CUP is well suited for this location and its current mineral extraction operation and should easily <br /> conform to all applicable regulations of the district for which it is located in. <br />
