4 <br /> Petition 5256. This proposed rezoning is in the Agricultural <br /> Preservation Area of the Town of Perry where the adopted town/county <br /> policies are: <br /> The uses of land permitted in the Agricultural <br /> District will be primarily limited to agricultural <br /> production and dwelling units which serve as places <br /> of residence for owners and employees of the farm. <br /> Non-farm residential development will be limited to <br /> sites which meet the following criteria: <br /> a. avoid soils defined as "Prime," "Statewide <br /> Significance," or "Local Importance" as <br /> delineated on the map "Soli Productivity <br /> Classification." Some encroachment on soli of <br /> "Local importance" may be allowed if all other <br /> policy criteria are met. For this detailed <br /> review, the assessor's map, based on the Soil <br /> Survey, will be consulted. The Intent Is to <br /> preserve #1 and #2 agricultural land according <br /> to the assessor's soil classifications. <br /> b. located where it would not create a conflict <br /> with nearby farming operations. <br /> c. land which will allow construction under <br /> accepted erosion control measures os a road or <br /> driveway suitable for emergency vehicle travel <br /> and safe access on existing roadways. <br /> (Roadways not to exceed 16% slope and width to <br /> allow passage of vehicle 8 ft. wide.) <br /> d. land which does not disturb or destroy <br /> important natural features such as significant <br /> woodland areas, wetlands, springs, and steep <br /> slopes (20%). <br /> e. a parcel shape which promotes maintenance of <br /> adjacent agricultural parcels and which <br /> minimizes the length of access from a public <br /> road to the structure. <br /> f. minimum lot size of 2 acres, exclusive of <br /> roadways. Larger lot sizes may be allowed if <br /> they can be Justified and meet all other <br /> criteria. <br /> g. the overall density limitation is one dwelling <br /> unit per 35 acres owned as of August 22, 1979. <br /> NOTE: Rezoning will be approved If all criteria are met. <br />
