COMPOSITE REPORT - Page 2 Dane County Application No".5.231 ? <br /> The Limited Commercial District is restricted to small <br /> contractor businesses usually operating out of their homes <br /> ANALYSIS; and limited to a maximum of 12 pieces of equipment. This <br /> district alleviates the necessity of having full-fledged C-2 <br /> Commercial zoning required for large contractors. The R-1 <br /> zoning is required by Bank Policy, they will not provide a <br /> mortgage for a residence in the LC-1 District. <br /> STAFF COMMENTS: <br /> R.P.C. —Petition 5257. This Is a pre-existing parcel In the Agricultural <br /> Preservation area of the Town of Blooming Grove. Adopted plan policies <br /> address primarily non-farm houses. <br /> There are single family houses to the east, west and north, plus <br /> virtually all of the lots south of Vilas Hope Road. There are also <br /> contractor uses on the C-1 and C-■2 parcels to the south, thus making <br /> this a mixed use area. <br /> Since a single family home would be allowed on this parcel under <br /> grandfather provision, and since there are existing farm buildings on- <br /> site, a contractor business could be compatible with Indoor storage of <br /> equipment in existing buildings. <br /> E.H.D. <br /> Co. Hwy. — Petition 5257. CTH "AB" is controlled access (see attached <br /> map) . This re-zoning may require a change of use permit to <br /> upgrade to a commercial entrance. Access geometry will likely <br /> need improvement to accommodate large equipment. This section <br /> of "AB" will be resurfaced in 1991. <br /> • <br /> • <br />
