{ COMPOSITE REPORT - Page 2 Dane County Application Nos.2 7 <br /> 1 <br /> ANALYSIS: The rezone will provide needed area for the existing school <br /> bus service and a duplex residence for the owner of the <br /> property. No ag land is included in the rezone, the property <br /> is 30% wooded and the balance is buildings and yards. <br /> STAFF COMMENTS: - - - <br /> R P C _ Petition 5267. This proposed rezoning Is In the agricultural <br /> preservation area of the Town of Christiana. The plan allows for <br /> limited non-farm residential development; however, it has no policy on <br /> duplexes. The LC-1 adjustment Is minor and provides for school bus <br /> parking. There is an existing house on the land proposed for RH-2. <br /> Access for these uses are onto State Farm Road. Due to the curve, high <br /> traffic volumes and other access points on the curve, the RH-2 parcel <br /> should not be allowed access onto USH 12 & 18. <br /> Other uses In the area include a mobile home park in the B-1 parcel and <br /> a convenience store/gas station on the C-2 parcel to the west. There is <br /> a Highway Dept. wayside to the south. To the east is the Thompson State <br /> Correctional Facility (CUP 932) . <br /> In 1991 , the State was granted approval to expand the Correction <br /> Facility (CUP 932) and a limited service area was created to allow <br /> collection and transport of wastewater to the Cambridge wastewater <br /> treatment facility. During the review and deliberations over the <br /> limited service area, concerns were expressed by local officials that <br /> the limited service area and sewer line be specifically limited to the <br /> correction facility use. We note that the house and bus business <br /> 'exist, ; however, a new lot and rezoning to allow a duplex are additions <br /> to the development of the area. Continued development could necessitate <br /> the need for sewer service to this area. <br /> ERA Petition 5267 Consideration should be given to provisions <br /> for collecting and disposing petroleum products and liquid <br /> wastes resulting from servicing and washing busses. These <br /> wastes should be collected in a holding tank and disposed in <br /> accordance with DNR industrial waste regulations. <br /> Co. Hwy. — <br />
