Completion time <br /> is 120 days, on about August 15, 1992. <br /> V Land Uses within 300 Feet <br /> The surrounding land uses are a mixture of multi—family, light <br /> commercial/office, and some single family homes. On the east and west <br /> side of the subject property are commercial and office uses. Directly <br /> north are apartments followed by single family dwellings and the <br /> Beltline Highway is on the subject propertys north side. <br /> VI Wisconsin Development Fund <br /> Funding to assist renovation of the subject property was included in the <br /> Town of Madison's 1992 application for Community Development Block Grant <br /> Funds (CDBG) . Using CDBG funds requires the subject property be rented <br /> to low and moderate income tenants. <br /> VII Experience <br /> The renovation of 99 West Beltline Highway will be Ripple Management's <br /> fourth project of this type. Two of these projects, 2810 Todd Drive and <br /> 881 West Beltline Highway, required a Conditional Use Permit and a <br /> zoning change respectfully. These projects are similar to the subject <br /> property with respect to style, unit size, rent levels, and renter <br /> profile. <br /> VIII Suitability and Need <br /> The subject property is ideally suited for conversion to residential <br /> housing. Each unit has a private bathroom and adequate space for adding <br /> a kitchenette. Typically, units are occupied by single renters trying <br /> to economize housing costs. <br /> Included in this package is a group of letters, from the people listed <br /> below, supporting the requested zoning changes and the proposed <br /> renovation (see Exhibit D) . <br /> .
