Lindholm
Ripple Management
3533 University Avenue
Madison, WI 53705
Dear Bob:
Thank you for your letter on March 9 , 1992, regarding your
proposed plans to renovate a property located at 99 West Beltline
Highway, in the Town of Madison. Based on the data we have in
our Housing Information System, there is a need for the type of
4 housing you are proposing.
Our housing data indicates that from 1990 to 1995 there will be a
loss of 24 , 000 units and a need for 127 ,288 additional units
statewide.
In Dane County 30 . 79% of its households are low/moderate income.
Of the households that rent, 36 . 53% are in need of rental
assistance.
In February 1990 , the Dane County Affordable Housing Task Force
Report recommended:
-to maintain and improve housing stock through conservation
and rehabilitation; and
-to create and maintain an adequate supply of sound,
affordable rental housing.
Your proposal would create 27 single-room efficiencies and one
one-bedroom unit . The rent range of $300-319 per month with
utilities included is well below the federal fair market rent
limits of $336-$489 .
You have demonstrated your quality workmanship to the Division of
Housing through a similar rental rehabilitation project. You
converted a neglected property to a building with quality,
affordable rental units under our HUD Rental Rehabilitation
Program.
