Er Asgrow Seed Company 1984 Berlin Road <br /> subsidiary of The Upjohn Company Sun Prairie, WI 53590 <br /> (608) 837-6763 <br /> Bill Fleck, Zoning Administrator <br /> Zoning Department <br /> Dane County Land Regulation and Records <br /> Room 116, City-County Building <br /> Madison, WI 53709 <br /> Dear Bill: <br /> I am filing a petition for Asgrow Seed Company to have 7 . 9 acres <br /> rezoned from A-1 to AB in the town of Windsor in Dane County. I am <br /> also filing an application for a conditional use permit for this <br /> 7 . 9 acre area. <br /> Proposed Use of the Property to Retain its A-1 Zoning. <br /> Asgrow Seed Company is attempting to purchase approximately 75 <br /> acres of land from Ed Wipperfurth in Section 15. We intend to <br /> establish an agricultural research station on this property. Most <br /> of the land will be used for field research with the objective of <br /> developing new and improved varieties of snap beans, peas, sweet <br /> corn, cabbage, carrots, and onions. The field plantings would also <br /> be used for customer field day events at which we demonstrate our <br /> new products to food processing industry representatives. It is <br /> our understanding that the farm land on which we will be doing our <br /> field research can retain its A-1 status. <br /> Proposed Use of the Property to be Rezoned A-1 to AB. <br /> On the 7 . 9 acre section we wish to have rezoned to AB we plan to <br /> build an office building, a headhouse/greenhouse complex, and a <br /> warehouse building. The office building includes an upper level <br /> for office space for about six to eight full time staff. The lower <br /> level includes a cold seed storage, seed tech room (for organizing, <br /> packaging, and labeling research seed) , and a pathology lab for <br /> growing and maintaining cultures of plant pathogens used to screen <br /> plants for disease resistance in the greenhouse or headhouse. The <br /> headhouse includes a cabbage vernalization (cold treatment room to <br /> induce flowering) , work space, and a break area and bathrooms for <br /> up to 15 to 20 temporary employees. Three greenhouses, each 30 ' X <br /> 96 ' , will be used to grow transplants and to produce inbred and <br /> hybrid seed of cabbage and carrots during the winter months. The <br /> warehouse includes a shop, seed cleaning rooms, storage for <br /> pesticides used on the farm, work area, carrot root storage, onion <br /> bulb storage, and farm equipment storage. All of the activity <br /> occurring within the 7 . 9 acre area will be research related to the <br /> development of new vegetable seed products. No commercial seed <br /> will be sold or distributed from this facility. <br /> Time Schedule for Development. <br /> It is our goal to begin construction as soon as we can following <br /> the zoning approval and closing on the property.
