My <br /> concern is that the land use plan specifies that any <br /> residence constructed in an A-i Exclusive zone be on a <br /> parcel of no less than 35 acres. It was not the <br /> intention of the drafters of this plan to simply rezone <br /> A-1 land to RH-1 whenever someone wanted to build a <br /> residence. <br /> An exception permitting the construction of an <br /> additional residence on a farmstead does exist . <br /> However, this option has already been exercised on this <br /> farm. <br /> To comply with the spirit and intent of the Dane <br /> Land Use Plan, a 35-acre parcel should be established <br /> to accommodate this residence. To allow a series of <br /> two and three acre parcels to be established on the <br /> periphery of agricultural fields defeats the purpose of <br /> the land use plan. <br /> Even if the Town's policy is to restrict the <br /> number of residences to one per 35 acres (but not <br /> require a 35 acre parcel ) the end result will be <br /> chaotic. For example: <br /> The Town permits a land owner with 350 acres t49AY 14 1992 <br /> establish 10 two-acre residential sites . Subsequently, <br /> the land owner sells the remaining 330 acres . Is the r�EctNEQ <br /> new owner entitled to establish nine more two-acre ZONINQ DIY, <br /> building sites? On what grounds could the Town or <br /> County deny rezoning? <br /> By requiring a 35-acre parcel , even if it reverts <br /> back to the original farm, this problem is largely <br />
