1 <br /> • <br /> Town of Cottage Grove <br /> Plan Committee Meeting <br /> April 22, 1992 <br /> Present: M. Kindschi, K. Christoph, J. Peterson, S. Querin-Schulz, K. Hampton <br /> M. Kindschi, acting chairperson, called the meeting to order at 7:35 p.m. K. Hampton read the <br /> March 25, 1992, meeting minutes. K. Christoph moved to approve. J. Peterson, second. <br /> Carried. <br /> Brett Yeager <br /> Mr. Yeager requested rezoning from Al to R1 for 5 acres. He presented information regarding <br /> the construction of a single family home. Silvan Kurt provided information on farm use in the <br /> area regarding animal units and possible odor problem. Another resident spoke in opposition to <br /> the rezone stating that there would be road problems when wet, problems with home in the <br /> proposed location. Mr. Yeager agrees that R1 zoning may be incorrect and should be changed <br /> to something else. ' He would buy thirty acres with a provision to buy an additional 5.27 acres <br /> to add to the lot size, making it a total of 35.27 acres in size. <br /> S. Querin moved to deny the request because it doesn't fit Policy #1 and #3 on page 4 of the <br /> Town Land Use Plan. K. Christoph, second. Carried. <br /> Ellery Jensen <br /> Mr. Jensen requested rezoning from Al to R1 for .08 acres. Lot #1 is zoned R1. Land is <br /> mostly treeline. Will add the .08 acres to Lot #1, making it 24,500 feet. Will make Lot #1 a <br /> more buildable lot and comparable to other sites in acreage. Several residents stated that they <br /> had no opposition to the change. <br /> J. Peterson moved to recommend approval as an unsewered development district, C&F, page 9. <br /> S. Querin-Schulz, second. Carried. <br /> Thomas Russell <br /> Mr. Russell requested rezoning from Al to S/B R1A for 1.136 acres. Rezoning the farm house <br /> and garage and-one outbuilding from farm. Will have a shared well. Debbie Ubelohde-Lanher <br /> spoke in opposition to the 85 foot field access will reduce value of adjacent land. She asked why <br /> he would sell house without the well. He also has junk cars stored on the property. Mr. Russell <br /> responded that he is in the process of moving the cars out. The well is large enough for both <br /> uses and will have a well agreement. If the 85 foot access is added to the lot, <br /> Ms. Ubelohde-Lanher would withdraw her opposition. Lot size is now 1.67 acres. <br />
