C.U.P. #810 was granted on 3/27/90 for the same <br /> purpose but expired before I was able to arrange financing. <br /> The 2. 92 acre parcel is currently zoned 'B-1 ' . I'm applying <br /> for a Conditional Use Permit for the entire parcel in order to <br /> build a single family residence, part of which would be used <br /> as an office for my real estate appraisal business. <br /> Construction would begin this spring and be completed by early <br /> fall. <br /> Residential use would be consistent with existing land uses in <br /> the neighborhood. For example, a home was built about 1/4 mile <br /> SE of my land on the Henry Stiklestad property 3 or 4 years <br /> ago and at least three other newer homes within 1/2 mile of my <br /> site have not conflicted with nearby recreational and <br /> agricultural uses. Perc tests have passed on two previous <br /> occasions, so suitable soils for a private sewage disposal <br /> system are not a problem. <br /> There are at least two good reasons for the county to grant a <br /> Conditional Use Permit. First, a new two bedroom home will <br /> obviously contribute to the tax base without impacting on the <br /> school system. Secondly, combining a residence with business <br /> use is in keeping with current trends toward working in the <br /> home (energy savings, etc. ) and would minimize potential law <br /> enforcement problems associated with commercial buildings left <br /> unattended during off-business hours. <br /> The site is presently unimproved. The proposed home would be <br /> located about midway between front & back lot lines, but the <br />
