COMPOSITE REPORT - Page 2 Dane County Application Nov- 8 <br /> ANALYSIS: <br /> STAFF COMMENTS; <br /> Regional Planning Commission (R.P.C.) — <br /> Petition 5338. This proposed division of two existing houses and a proposed <br /> new parcel are in the agricultural preservation area of the Town of Deerfield. <br /> The relevant adopted town/county policy Is: "Lands in the agricultural <br /> district should not be rezoned for non-farm residential development at an <br /> overall density of greater than one dwelling unit for 35 acres. <br /> With two existing homes on the 47 acre parcel , the density policy has already <br /> been exceeded. There is no rationale to Justify creation of an additional <br /> parcel . <br /> In addition these two existing homes have access via a gravel driveway to CTH <br /> BB. The Dane County Land Division and Subdivision Regulations require <br /> frontage on a public road, not an easement , when such parcels are created. <br /> The gravel drive would either have to be Improved to public roads standards <br /> and dedicated as a town road, or there would have to be a variance from county <br /> ordinance provisions. <br /> Environmental Health Dept. (E.H.D.) — <br /> Co. Highway Dept. — <br /> Petition 5338. Not a controlled access highway, however our <br /> area supervisor must approve any driveway modification or <br /> requests for additional access . <br />
