RESTRICTIONS <br /> 1. WHEREAS, is/are <br /> the owner/s of the following described land in the Town of <br /> Dane County, Wisconsin, to-wit: <br /> Part of the NE 1/4 NW 1/4 Section 5, Town of Burke described as follows: <br /> Commencing at the North quarter corner of said Section 5; thence S 01° 25' 30" <br /> West, 589.30 feet and the point of beginning; thence continuing S 01° 25' 30" <br /> West, 482.54 feet to the North line of Lot #3, Certified Survey Map #6557, <br /> Volume 32 of Certified Survey Maps, Pages 123 - 125; thence S 89° 11' 44" <br /> West, 678.31 feet; thence N 00° 48' 16" West, 486.46 feet; thence N 89° 32' <br /> 53" East, 697.09 feet to the point of beginning. <br /> 3. NOW, THEREFORE, in consideration of the mutual benefits passing to and <br /> from the owner and those who may hereafter purchase said land and the <br /> parties named as beneficiaries of these restrictions, the following <br /> restrictions are hereby imposed: <br /> A. Development on this property shall adhere to the following: <br /> (1) SETBACK REQUIREMENTS <br /> (a) Building setbacks shall be in accordance with Dane County Ordinance <br /> except as modified herein. <br /> (b) Buildings shall be a minimum of 75 feet from property lines along I-90-94 <br /> and the ramp. <br /> (c) Buildings shall be a minimum of 15 feet from a side lot line. <br /> (d) Parking lots shall be a minimum of 20 feet from the property lines along <br /> I-90-94. <br /> (e) Parking lots shall be a minimum of 15 feet from the property lines along <br /> local streets. <br /> (f) Parking lots shall be a minimum of 7 feet from a side lot line and rear <br /> lot line. <br /> (2) LOT COVERAGE <br /> (a) The building and parking shall not cover more than 80% of the total lot. <br /> (3) LANDSCAPING <br />
