July 13, 1992 <br /> Dane County Zoning & Natural Resources Committee <br /> Room 116, City-"ount ^uilding <br /> Madison, WI 53709 <br /> RE: Petition #5391 by Paul Ohlrogge to change zoning from A-1 <br /> Exclusive Ag to RH-1 for 2 acres of 37 acre parcel and to <br /> A-2 for 20-acre parcel. <br /> In 1981 the previous owner of this 57 acre parcel rezoned 2.07 acres <br /> from A-1, Exclusive Ag to RH-.l. <br /> Paul Ohlrogge, the present owner, now proposed to divide the 57-acre <br /> parcel into two parcels, one 37 acres and one 20 acres. As the <br /> Town of Vermont Land Use Plan allows .only two residences for this <br /> number of acres, the Town recommends rezoning the ,20-acre parcel <br /> to A-2, thereby deleting the RH-1 district created in .1981. If the <br /> RH-1 (2 acres) remains and the balance of the 20 acres (18) is <br /> rezoned to A-2, it would be necessary to deed restrict the A-2 <br /> district prohibiting any residence on it. This would conform to <br /> the Town's Land Use Plan which limits the number of residences for <br /> 57 acres to two. Without the deed restriction, the A-2 zoning <br /> would permit a third residence. <br /> Either option is agreeable to the Town, but they recommend that <br /> A-2 zoning for the 20-acre parcel contain the condition that any <br /> residence have minimal encroachment on tillable land. <br /> ROBERT WRIGHT <br /> Town of Vermont Chairman <br /> /9a <br />
