" <br /> - The clear objective and policy Is to enhance agricultural activity In the <br /> town. Auto body repair, general vehicle repair and vehicle sales are not <br /> agriculture related. <br /> There Is a small pond ( less than 2 acres) south of the current C-2 parcel <br /> and existing building. While it Is too small for shoreland-wetland zoning, <br /> It does deserve protection since this is the apparent water table level in <br /> this area. <br /> The soli on this southern part of the site Is Wacousta Silt Loam (Wa) , • <br /> which has very severe limitations for virtually any development with a <br /> seasonal high water table of less than one foot according to the Dane <br /> County Soil Survey. <br /> - The land area requested Is 8.5 acres, compared to the 1 .5 acres already <br /> zoned C-2. If the existing area Is deducted, the expansion Is four times <br /> as large as the existing site. In addition, most of the southern half of <br /> the additional area has very poor soils for any developed use. <br /> - The -C-2 district allows many intensive commercial and industrial uses, <br /> including vehicle repair and sales, which are probably inappropriate at <br /> such a remote rural location. <br /> - There does not appear to be any policy related rationale to approve the <br /> expansion. <br />
