COMPOSITE REPORT - Page 2 Dane County Application No. cI1 <br /> ANALYSIS:, <br /> STAFF COMMENTS; <br /> Regional Planning Commission (R.P.C.) - <br /> Petition 5396. This proposed C-2 expansion Is In a farmland preservation area of <br /> the Town of York. The small area of C-2 (Petition 2303) was originally zoned C-1 In <br /> 1980 for fish farming (somewhat related to agriculture) . After that failed, a <br /> petition for C-2 zoning for a body shop was considered In February 1990 (Petition <br /> 4679) . Staff comments questioned whether this use could be rationalized as <br /> agriculture related; however, the C-2 was granted and the building Is currently used <br /> as a body shop with a number of vehicles outside the building. <br /> The relevant adopted town/county objective and policies are: <br /> "Objective: The objective of the Town of York Is to facilitate <br /> commercial and Industrial development which fosters and enhances the <br /> growth of agricultural activities and enterprises within the Town. <br /> Policies: To accomplish Its objective with respect to commercial and <br /> Industrial development, the policies of the Town will be: <br /> 1 . To allow such commercial and Industrial development as Is needed to support <br /> existing agricultural activities where It will not result in environmental <br /> degradation or conflict with farming operations. <br /> 2. To limit rezoning to that portion of land which is necessary for the <br /> commercial or industrial use contemplated. <br /> (continued) <br /> Environmental Health Dept. (E.H.D.) - <br /> Co.
