COMPOSITE REPORT - Page 2 Dane County Application No 314 <br /> ANALYSIS: <br /> STAFF COMMENTS: <br /> Regional Planning Commission (R.P.C.) - <br /> Petition 5416, CUP 1010. This is an existing tavern in a residential area of Token <br /> Creek in the Town of Burke. The area is zoned A-1 due to the age of the <br /> development . The more recent residential development to the west has been zoned R-1 <br /> single family. <br /> The entire area of Token Creek is designated residential , except for the store and <br /> tavern to the north at Hwy. 19 and Portage Road. The only policy related to this <br /> proposed expansion is: "Commercial development shall be compatible with adjacent <br /> land uses and shall be environmentally sound. " <br /> This is a neighborhood tavern which has been surrounded by single family homes for <br /> many years. The expanded use of outdoor games, lighting of the area, and outdoor <br /> liquor sales is a significant change In use. Such uses typically cause conflicts in <br /> residential neighborhoods, unless it Is an accepted part of the neighborhood <br /> activity. <br /> If this expansion Is approved, the conditions should relate to fencing, specific <br /> games allowed, hours of games, hours of outdoor liquor sales and other Issues of <br /> neighborhood concern. <br /> • <br /> Environmental Health Dept.
