riT-A) N6-174-
July 22 , 1992
Town of Verona Planning Commission
Town of Verona Board
335 Nine Mound Road
Verona, Wisconsin 53593
Re: Rezoning Application/ Ron & Carolyn White/ Sec. 35
Ladies and Gentlemen,
My wife and I are attending the Olympics in Barcelona,
Spain, and can not personally present our views on this
zoning request.
The property being considered for rezoning borders our
property on both the South and West sides. We do not favor
the requested change and subsequent building of houses on
this land for both personal and public reasons. But, we
also will not have strenuous objections if this committee
rules that such development is in the Town' s best interest.
We recognize the White ' s private right and motivation to
seek a profit through land development, but question whether
these rights should be exercised at the Town' s expense, as
well as at our expense.
We are concerned that the proposed development will drive
our taxes higher. If our tax bill was based entirely on its
past and current usage, farmed now and for the last forty
years that we know about, then our rate per acre would be
strictly Ag 1 . In fact, we have paid a higher rate per acre
than the land proposed for re-zoning because we own less
than thirty-five tillable acres. Residing next to prime
development acres puts us into the tax assessor ' s cross
hairs . And, if our fears are realized, then the Town can
eventually expect to see another request for development
from us. Both properties are shown on the Town long range
plan as within the Ag preservation category.
Selfishly, we also wish to preserve the quality of life that
we have enjoyed in this township for the last fifteen years.
We believe that all residents of this Town, as well as the
City of Verona, will be supporting some of the costs of
developments like the proposed one; for additional schools,
road maintenance and improvements , police and fire
protection.
Those costs are not borne in full by either the developer or
by the future land buyers .
