COMPOSITE REPORT - Page 2 Dane County Application No4LJ <br /> ANALYSIS: <br /> STAFF COMMENTS: <br /> Regional Planning Commission (R.P.C.) - <br /> Petition 5431 . This existing commercial site is in a rural non-farm district in the <br /> Town of Roxbury where adopted town/county policy is: "Only such commercial and <br /> industrial development as is needed to support existing agricultural activities, <br /> where it will not result in environmental degradation or conflict with farming <br /> operations will be allowed. " <br /> The existing (vacant) repair garage on-site predated the adoption of the plan. <br /> Immediately to the east is a residence and a tavern. To the northeast , also within <br /> the C-1 zoning, is a mini-warehouse operation and a mobile home. All of the area <br /> surrounding the commercial zone is productive farmland. <br /> While bulk fuel storage may be compatible, and could be rationalized as supporting <br /> farming operations, there needs to be a site plan which shows: <br /> - actual location of storage tanks <br /> - point of traffic access (preferably Hwy. KP) <br /> - Relationship to existing, vacant garage and old vehicles on site <br /> - Any protective retention construction for possible fuel spills. <br /> Environmental Health Dept. (E.H.D.) - <br /> Co. Highway Dept. - <br />
