SITE PLAIT - "to scale" - suggest bldr/owner make copy for themselves. <br /> a. SETBACK - determine class of road and width of right-of-way - watch <br /> "greater of" requirement, centerline or right-of-way and corner lots. <br /> b. YARDS: Right side Left side Rear <br /> Watch total of 25 ft. for side yards - required in A-1, R-1 & R.H-1, - <br /> distance between apt bldgs, increased yards for apt bldg over 2 stories. <br /> c. LOT WIDTH - minimum lot width required at building line. <br /> d. CHECK decks, porches, balconies, cantilever, chimney, fireplace, steps, <br /> stoops, raised patio, etc. - all must conform to locational , <br /> requirements and be shown on site plan. <br /> e. SEPTIC - location must be compatible with building location. <br /> 5. FLOOR PLANS: <br /> a. Must include basement, all living area floors, decks, etc. <br /> b.
