This proposed residential land division appears reasonably <br /> consistent with adopted town/county policies In the Town of Roxbury Land Use Plan. <br /> We note, however, that the area rezoned extends Into Crystal Lake, and the strip of <br /> land north of the road is approximately 50 feet wide. Shoreland zoning requires a <br /> setback of 75 feet from the water's edge. Therefore, no development can occur north <br /> of the road.
