This proposed residential development area is in the exclusive <br /> agriculture district (farmland preservation area) immediately outside the Stoughton <br /> Urban Service Area. The existing parcel with house and buildings existed at the <br /> time of plan adoption. The relevant policy is: "Lands In the exclusive agriculture <br /> district can be rezoned for non-farm residential development at an overall density <br /> of no greater than one dwelling unit per forty acres. . . " <br /> Further division of this 8.6-acre parcel directly conflicts with the adopted <br /> town/county policy on density. We note that the City of Stoughton is updating their <br /> master plan. The draft plan under consideration does not contemplate further <br /> development of this area. <br /> Environmental Health Dept. (E.H.D.) - <br /> Co. Highway Dept. - <br />
