This proposed small engine repair site is in an agricultural preservation <br /> area of the Town of Springdale. The relevant town/county policies address <br /> compatibility with adjacent land uses and to rezone only that portion of land <br /> specifically necessary for the contemplated use. <br /> This two acre parcel has an existing house and garage or shop. There are farm <br /> buildings to the north on the west side of the road, and there Is a house on the lot <br /> to the south. These appear to be sufficiently separated by distance and topography <br /> to minimize impacts. The site is a reasonable size to encompass the existing <br /> buildings and allow outdoor testing of the machines. <br /> The use should be limited to that requested and required to remain within the <br /> existing building. <br /> Environmental Health Dept.
