RESTRICTIONS 54 S <br /> WHEREAS, / L , 1 V L /Ii LL.f�/ 0. f1 VLi4 4.y/ <br /> are the <br /> owner/s of the fo lowi describe land in the Town of �C CI� F/61- 0 <br /> � L <br /> Dane County, Wisconsin, to-wit: <br /> Part of the SW 1/4 SW 1/4 Section 10, Town of Deerfield described as follows: <br /> Commencing at the Southwest corner of said Section 10; thence N 00° 20' East <br /> along the West line of said Section, 550.23 feet; thence N 88° 41' East, <br /> 550.04 fet to the point of beginning; thence N 01° 19' West, 66.0 feet; thence <br /> N 50° 32' East, 406.73 feet; thence N 88° 40' 50" East, 470.02 feet to the <br /> East line of the SW 1/4 SW 1/4; thence S 00° 11' West, 895.4 feet to the South <br /> line of Section 10; thence N 89° 52' 40" West on said Section line, 734.34 <br /> feet to the Northeast corner of CSM #4261; thence N 00° 20' East, 558.77 feet; <br /> thence Northwesterly, 48.56 feet along the arc of a 294 foot radius curve to <br /> the left, chord bearing N 86° 35' 04" West, 48.51 feet to the point of <br /> beginning. <br /> II. <br /> WHEREAS, the said owner desires to place certain restrictions thereon, to bind <br /> the owner and those who may acquire title hereafter. <br /> III. <br /> NOW, THEREFORE, in consideration of the mutual benefits passing to and from <br /> the owner and those who may hereafter purchase said land and the parties named <br /> as beneficiaries of these restrictions, the following restrictions are hereby <br /> imposed: <br /> A. A maximum of three parcels may be created in the RH-1 zoned area and <br /> when this maximum is reached further division is prohibited. <br /> B. The RH-2 zoned area is to be maintained as one parcel and may not <br /> be devided into smaller parcels. <br /> C. Residential buildings may not be constructed within 150 feet of the <br /> East line of the rezone area. <br /> D. Residences constructed shall have a minimum of 2000 square feet of <br /> living area not including the basement. <br /> E. A declaration shall be recorded with the Register of Deeds, said <br /> declaration shall pertain to the land included in the rezone area <br /> and any subsequent parcels which may be divided from the rezone <br /> area. Said declaration shall provide notice to an owner or owners <br /> of the land that: <br /> 1. The Deerfield Rod & Gun Club including a shooting range exists <br /> within 1/2 mile of the property, noise from the range will be <br /> noticeable. <br /> 2. This property is adjacent to agricultural use land. Owners of the <br /> property shall expect that there may be noise, dust, odors, etc. , <br /> as a result of normal agricultural activity. <br />
