Rezone is consistant with land use plans. Imposed restriction will <br /> limit the use to only one duplex. <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS: <br /> R.P.C. - Petition 4950. This proposed duplex site Is In an agricultural <br /> preservation area, midway between the Town Hall and Hwy. 51 In the Town <br /> of Windsor. The proposed site appears reasonably consistent with <br /> policies for a non-farm residence. <br /> However, there are no specific policies for duplexes, and the policy <br /> question Is whether to allow a duplex in a rural area where there Is no <br /> plan for urban services. <br /> We note that 4.21 acres are Included In the request for R-3A zoning. <br /> This zoning district allows a duplex on a 20,000 sq. ft. lot ( less than <br /> 1/2 acre) . Thus, If this rezoning were granted, many duplexes would be <br /> allowed. <br /> The rezoning should probably be limited to single family use, such as <br /> RH-3.
