Rezone of this property was previously denied (04806 Jul. 90) but the <br /> surrounding adjacent land was subsequently approved for a platted subdivision <br /> (#4880 Sep. 90). This rezone will provide for a similar use of the subject <br /> property. <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING: <br /> STAFF COMMENTS: <br /> R.P.C. - Petition 4953. This proposed residential use Is within the Deerfield <br /> urban service area. This was reviewed several months ago and denied <br /> because of the policy of not allowing unsewered development in an urban <br /> service area. Once Petition 4880 was approved allowing unsewered <br /> development on three sides, this area was left as an island of A-1 <br /> Exclusive zoning surrounded by R-1 , R-3A and C-2. <br /> The impact will be to allow several more unsewered lots.
