This commercial-residential complex has <br /> existed for many years and Is an old cheese factory located In an <br /> agricultural preservation area In the Town of Springdale. <br /> The relevant town/county policies are: <br /> - To encourage major commercial development to locate in or <br /> adjacent to existing urbanized areas. <br /> - To provide for commercial development that Is compatible <br /> with adjacent land uses. <br /> - To require commercial development to be served by public <br /> sewer except for highway service centers. <br /> The residential uses are existing. <br /> The C-2 request Is to accommodate vehicle sales and repair. This use <br /> had been discontinued for a year, and the applicant now Is requesting <br /> rezoning to allow It to start again. <br /> If the. business Is allowed to restart, there should be specific limits <br /> on the number and type of vehicles on-site since the C-2 district allows <br /> many heavy uses which are inappropriate at such a rural location. <br /> I il • <br />
