ZONING ORDINANCE AMENDMENT NO. 4990 Amending Section 10.03 relating to Zoning Districts in the Town of - VERONA The Dane County Board of Supervisors does ordain as follows: That the Zoning District Maps of the Town of Verona be amended to include in the RH-4 Rural Homes District the following described land: Pet. #4990: Part of the SW 1/4 NW 1/4 Section 31, Town of Verona described as follows: The SW 1/4 NW 1/4 Section 31, Town of Verona. . CONDITIONAL ZONING Conditional zoning is hereby imposed pursuant to Section 10.255 (3)(a) 2.(b) of the Dane County Code of Ordinances. The rezoned area shall be subject to the following conditions. 1. A maximum of 2 parcels may be created: A. one parcel to be zoned RH-2 consisting of less than 8 acres in area and, B. a second parcel consisting of the balance of the property to be zoned RH-4. 2. CERTIFIED SURVEY REQUIRED The above listed description/s is/are- intended to describe land for which a certified survey map will be prepared for approval and recorded. This amendment will become effective, if within 90 days of its approval by Dane County, a certified survey map that describes the land to be rezoned is recorded in the office of the Dane County Register of Deeds. Failure to record the survey will cause the rezone to be null and void. 3. DEED RESTRICTION REQUIRED This amendment will be effective, if within 90 days of its adoption by Dane County the owner or owners of the land shall record the following restrictions on said land: A. future division of the proposed RH-2 and RH-4 parcels is not permitted. -B. buildings may not be constructed on the proposed RH-2 and RH-4 parcels within 410' of the South line of the SW 1/4 NW 1/4 of Section 31 Town of Verona. Said restrictions shall run in favor of Dane County and the pertinent Town Board as well as the owners of the land. Failure to record the restrictions will cause the rezone to be null and void: EFFECTIVE DATE:
